What buyers of office space actually check

  • Net lettable area and floor plate configuration.
  • Strata or freehold, and the strata levies if applicable.
  • Car parking — number of bays and whether they are on title.
  • Fit-out condition and whether it is included.
  • Services: air conditioning age and type, lift access, end-of-trip facilities, NBN.
  • Energy performance, including any NABERS rating, which matters to larger occupiers.
  • Zoning and permitted use.
  • Tenancy status and, if leased, the term, rent, reviews and outgoings recovery.

Pricing it

Office is priced per square metre of net lettable area, with parking valued separately. Compare against sales in the same building or precinct where you can. If the space is tenanted, buyers will assess the covenant strength of the tenant as well as the income.

Before you advertise

Have the contract of sale and required disclosure prepared before advertising, and assemble the title, strata records and levies if applicable, the current lease if tenanted, and outgoings statements for the last two years.
