What tenants of warehouse or industrial property actually check
- Building area and whether the space can be subdivided.
- Internal clearance height and column spacing for racking.
- Roller doors and loading: number, size, dock or on-grade, truck turning circle.
- Yard, hardstand and parking for staff and vehicles.
- Three-phase power and any existing plant.
- Office and amenities included in the tenancy.
- Net or gross rent, and what the outgoings actually are per square metre.
- Lease term, options, review mechanism and any incentive or fit-out contribution.
Setting the rent
Set the rent per square metre against genuinely comparable space in the same precinct, and be clear whether you are quoting net or gross. Long vacancies cost far more than a modest rent concession, so if similar space is sitting unleased, price to move rather than to a target.

Have a commercial lease drafted or reviewed by a solicitor before you advertise, and know your position on term, options, rent reviews, outgoings recovery, make-good and permitted use. Getting these settled first makes negotiation much faster.
