What the calculator does and does not include
The agent column is commission plus the marketing schedule, because both are real money out of the sale proceeds and the marketing is usually payable whether or not the property sells. It does not include auctioneer fees, styling, or incentive tiers that lift the percentage above a target price – all of which push the agent total higher, not lower.
The For Sale For Lease column is the once-off listing fee. There is no commission at settlement and no ongoing charge while the property is advertised.
What you are giving up
Being straight about it: with a private listing you run the open inspections, you take the enquiry calls, and you do the negotiating. What you are not giving up is the exposure – because we are a licensed agency, your property appears on the same portals an agent would use.
