What tenants of office space actually check

  • Net lettable area and whether the floor can be split.
  • Existing fit-out — workstations, meeting rooms, kitchen — and whether it stays.
  • Car parking allocation and cost.
  • Net or gross rent, with outgoings stated per square metre.
  • Air conditioning, lifts, after-hours access and end-of-trip facilities.
  • Term, options and rent review mechanism.
  • Incentives: rent-free period or fit-out contribution, if you are offering one.
  • Location detail: distance to public transport, parking and amenity.

Setting the rent

Quote per square metre per annum and be explicit about net versus gross, because tenants comparing listings will assume the worse of the two if you are vague. Incentives are normal in most office markets — decide in advance what you will offer rather than improvising in negotiation.

Before you advertise

Have a commercial lease drafted or reviewed before you advertise, and settle your position on term, options, outgoings, make-good, permitted use and any incentive. If the premises will be used for retail purposes, retail leasing legislation in your state may impose additional obligations, including a disclosure statement.
