ONLINE MARKETING PACKAGE

-For Sale For Lease will guarantee your property is advertised on the major web sites such as realestate.com.au, domain.com.au and rent.com.au 24 hours a day 7 days a week, making sure no enquiry is missed. As soon as an enquiry is received it will be immediately forwarded onto you.

-Unlike traditional estate agents who charge you from 5% to 10% of the monthly rent collected plus a leasing fee from 1 to 4 weeks rent plus advertising,  For Sale For Lease only charge a one-off flat fee $600 per year. This will save you around 75% of the costs involved with a traditional agency. In dollar terms you will save a minimum of $1,000.00 in the first month alone.

APPLICATION REFERENCE CHECKS

- For Sale For Lease will perform one (1) reference per application. As we know what makes a reliable tenant For Sale For Lease will contact the applicants current agent/landlord. In the situation where the tenant is a first time renter or currently owns a property and has no previous rental history, For Sale For Lease will contact another reference the potential tenant has listed.
- For Sale For Lease will perform one (1) National Tenancy Database (NTD) check. The NTD is a reference check accessed by agents to file tenants with bad rental history or those with outstanding judgments against them. The NTD is used throughout Australia and New Zealand. This package is limited to 1 NTD check per group of applicants. An NTD is only done once all other reference checks have been completed. If you would like more than 1 application to have a NTD check, an additional charge of $20 is applied.

PROVIDE ALL LEASING & BOND LODGEMENT DOCUMENTATION

- For Sale For Lease will provide you with a full rental sign up kit, containing the legal documentation needed to start a tenancy according to your state or territory.
- For Sale For Lease will always advise a landlord to take a bond for their property. While For Sale For Lease will not hold the bond on behalf of a landlord, we will provide you the correct documentation in order to lodge a bond with the relevant bond authority in your state or territory. *Please note that the amount of bond allowed to be collected varies from state to state. This will be advised prior to you signing up a tenant*.

COLLECTING RENT & CHASING ARREARS

- For Sale For Lease will collect the monthly rent on your behalf. A rental payment date will be adjusted to coincide with the first day of each month. Once rent is collected from the tenant, we will deposit the rent directly into your nominated account.
- Should your tenant/s fall into arrears with their rental payments, For Sale For Lease will send them a reminder text message once they are three (3) days in arrears. We will also notify you via text message and update you once the rent is collected.
- Should your tenants fall seriously into arrears, For Sale For Lease will send the documentation needed so you can apply to your state or territories legal authority in order to start the process of having the tenants evicted.

SENDING RENTAL INCREASE NOTIFICATION

- For Sale For Lease will notify you when a rent increase is allowed to be served on your tenants in accordance with your state or territories Tenancy Act. This notification won’t mean you must serve an increase on your tenants, but should you wish to and the market conditions allow for it, the notification will advise when you can.
- For Sale For Lease will notify you when a lease can be renewed. While a tenant doesn’t have to sign a lease and many become periodic (month to month) it is always a good idea to offer your tenants a fixed agreement providing 12 months security for yourself and your tenant.

SEND HELPFUL TIPS

- For Sale For Lease will send you out helpful tips throughout the year. These tips may include ways of improving your home to maximise the rent, current market conditions, newsletters, or just general real estate information which we think you may find interesting.

GENERAL ADVICE
- While many landlords who self-manage their properties have some knowledge of the laws and regulations of the Tenancy Act in there state or territory, For Sale For Lease will always be here to answer any questions or provide general advice or solutions to any issues you may be having. For Sale For Lease are always happy to help.

In order to save yourself a minimum of 75% of the cost of being involved with a traditional real estate agency, For Sale For Lease require you to do the following.

These duties include:

COMPLETE REFERENCE CHECK
- Once For Sale For Lease has completed their agreed one (1) reference check per application and one (1) NTD check, we will send you the application in order for the rest of the references to be called. If you have any queries while checking the applications, the team at For Sale For Lease will be there as your safety net.

COMPLETE CONDITION REPORT
- It will be up to you to complete a condition report prior to your new tenants moving in. A condition report is a document detailing the condition of the property. This form will be part of the paper work For Sale For Lease will send you but we will also advise you to take photos of the property to support this document.

CONDUCT OPEN FOR INSPECTIONS
- You will play an active role in the leasing of your property. Once you receive an enquiry from a potential tenant, you will be able to decide to show them through privately or organise a time and hold an open for inspection allowing groups of tenants to come through and inspect your property. This also proves a great way of getting an important first impression of all the tenants who apply for your property.

SIGN UP TENANTS
- Once a new tenant has been accepted to lease your property, you will need to organise a time with them to complete a sign up. Signing up a tenant will include signing leases, handing over the condition report and taking the bond and first month’s rent. All of the documents required to complete the sign up will be provided to you by For Sale For Lease.

LODGING BONDS
- Once a tenant has paid a bond it will be up to you to lodge it with the appropriate governing body according to your state or territory. It is important to remember that there is a time limit on when the bond must be lodged with the appropriate authority after being taken from the tenant. For Sale For Lease will advise you of this time frame prior to you signing up the tenant.

ORGANISE MAINTENANCE
- Throughout a tenancy there will always be times when a tenant requests maintenance on the property. Maintenance can include plumbing, electrical work or general maintenance. It is always a good idea before entering into a tenancy to find yourself a plumber, electrician and a general handyman.

CARRY OUT ROUTINE INSPECTIONS
- For Sale For Lease will send you different notifications throughout a year. One which will be sent will be advising that a routine inspection is due at your property. You will be required to make a time with your tenant and inspect the property at least twice a year ensuring that it is being kept in a clean condition, and that your tenant has not caused any damage.

CHASE LATE PAYMENTS
- Should your tenant fall into arrears with their payments throughout a tenancy, For Sale For Lease will advise you as soon as your tenant falls 3 days behind. For Sale For Lease will send both you and your tenant an initial reminder that the rent is due but it will be up to you to contact your tenant and chase the months rental payment. Should the tenant not pay For Sale For Lease will advise you of your options and the steps that can be taken to recover the money.

CARRY OUT VACATING INSPECTIONS
- When a tenant given notice to vacate you will be required to carry out a vacating inspection. At this inspection you will need to take your original condition report and check the property thoroughly to make sure the tenant has not caused any damage or left any of their belongings behind. Should there be any issues arise from the final inspection For Sale For Lease will advise you of the steps that can be taken to have them rectified.

ATTEND TRIBUNAL/COURT HEARINGS
- In the rare situation that a serious problem arises regarding your tenant or property such as your tenant not paying rent, causing damage to the property or using the property for illegal purposes and no resolution can agreed upon, you will need to apply to your state or territories tenancy governing body for a hearing. At this hearing you will need to describe issue that has arisen and provide evidence that the tenant has breached their tenancy agreement and what attempts have been made in order to resolve it. For Sale For Lease will be able to help you prepare for your hearing however you will need to attend and represent yourself on the day.
